220 Matsons Avenue
220 Matsons Avenue is a cottage, as defined by the Papanui Heritage Group in their 2008 "Survey of Historic houses in Papanui".
Cottages are a simple construction with a steeply pitched roof and tended to be small, having a maximum of four rooms. Many cottages were modified with the addition of a lean-to. During the 1880s, some cottages were constructed that contained elements of the bay villa, but lacked the villa's size and high gable.
